Role:

Red Tree projects typically range from £10k – £2.5m and will likely fall into the fit-out or refurbishment category, most commonly within Healthcare or Education and often in a live environment. The majority of projects follow a traditional procurement route (not D&B) under either the JCT or ECC NEC suite of contracts. Red Tree has an increasing number of projects procured via public sector Framework Agreements through a negotiated route such is the appetite for clients to continue working with Red Tree. The nature of the work involved varies significantly depending on the procurement route and the apportionment of risk and responsibility.

As a key member of the Red Tree pre-construction team you will be responsible for achieving full compliance with company procedures and supporting the Company in achieving its primary objectives as follows:

Key Responsibilities:

  • Interpretation, Distillation and Re-communication of tender documents internally/externally.
  • Site surveying including production of photographic/videographic records.
  • Production of professional documentation to provide clear tender baselines (with CAD support).
  • Risk identification/mitigation and effective risk management procedures.
  • Opportunity identification/strategizing.
  • Measurement and scheduling of construction works.
  • Procurement planning and implementation.
  • Subcontractor analysis/evaluation based on cost and value.
  • Pricing of direct works from first principles (labour/plant/materials).
  • Management of effective communication procedures e.g. TQ/RFI.
  • Meeting attendance and presentation e.g. Bid settlement/tender adjudication.
  • Management of effective handover procedures e.g. to QS/Contracts Manager.
  • Resource planning at project and business level.
  • Supply chain relationship management (with admin support).
  • Bid writing (minor involvement).
  • Stakeholder relationship management (minor involvement).
  • Framework management (minor involvement).
  • Record keeping/document control (with admin support).
  • Management and mentoring of estimating team members/apprentices.
  • Management/maintenance of estimating systems/databases.

Key Skills, Knowledge and Qualifications:

  • BSc (Hons) Quantity Surveying
  • Must have a minimum of 5 years’ experience in a similar role within the Construction industry. 10+ years’ with experience in healthcare refurbishment preferable.
  • Confident IT skills, proficient in the use of MS Excel, Word and Outlook.
  • Mathematically proficient.
  • Effective communicator with sound decision-making, time management and organisational skills.
  • Strong collaborator with Leadership qualities.
  • Experience in the administration of JCT/NEC contracts and subcontracts.
  • Thorough understanding of Construction Documentation.
  • High level of attention to detail and a keen ability to identify what’s missing.
  • Strategic and critical thinker.
  • Strong listener with excellent knowledge retention.
  • Excellent record keeper.
  • Effective negotiator.
  • Able to establish and maintain strong relationships founded on mutual trust and respect.
  • Eligibility to work in the UK.
  • Full UK driving license required and flexibility regarding working hours and travel (in the Northwest).
